Let your agent run comps. People like to tell us, a house on my block sold for $600K so I know I can get that too. Problem, his was a colonial, yours is a ranch. His had open concept updated kitchen, hard wood floors, etc... yours has Formica counter tops and a vinyl floor. His had 4 bedrooms 3 baths and you have 3 bedrooms 1 bath. So you have to run comps like an appraiser will. His price or value is the only one that matters.
